Construction Cost Consultancy – In recent times, the economy has experienced well documented hazards and an uncertain outlook. This in turn has affected the construction industry which has inevitably lead to closer scrutiny of construction costs in general. As a result Construction Cost Consultancy (project cost negotiation, feasibility surveys, budget pricing, selective tendering etc.) has become an increasingly large part of the practice workload.

Contract Administration – The practice undertakes all pre-contract and post-contract administration duties from design to final certification of building works. The practice has undertaken many new build and refurbishment projects as contract administrator and prides itself on the client orientated and efficient manner with which it conducts these instructions.

Employers Agent – The practice has acted as Employers Agent on a number of large (upto £6.2 million) Design & Build Contracts in the North West. As experienced property professionals our breadth and depth of knowledge of both construction practice and construction Law often gives our clients added value when instructed in this role.

Feasibility Studies – If you are looking at a number of different property options which require the input of experienced property professionals, we can undertake feasibility studies to aid in your decision making process and to ensure your business needs are fulfilled.

Building Surveys –
The practice undertakes Building Surveys on any type of property, the focus of our work is on commercial and industrial property but residential surveys are also undertaken on a regular basis. In keeping with the practice ethos, instructions are dealt with efficiently to fulfil the client’s requirements.

Measured Surveys – Although not the most glamorous of tasks, we are still fully aware that a good measured survey is the foundation upon which not only our Contract Administration duties are based upon but also the contractor’s tender prices. Therefore, we undertake measured surveys to the highest tolerances to ensure that no minor error at this level is amplified into a more costly future error on site.

Dilapidations Landlord & Tenant – This is an area which concerns all Landlords and Tenants, the practice undertakes Schedules of Dilapidations and negotiations on behalf of both Landlords and Tenants. To succeed in the field of dilapidations requires a detailed knowledge of the Laws relating to dilapidations and also the application of case Law to individual Leases and client circumstance. The practice has extensive experience in this field and has acted successfully for clients on ‘both sides of the fence’.

Expert Witness – Instructions in this field can cover a broad base of construction from disputes over the quality of workmanship by a domestic builder to claims for professional negligence. The Woolf reforms characterised in the Civil Procedure Rules have arguably led to the increased importance of an Expert Witness and the practice has the necessary skills and experience to fulfil this role.

Fire Insurance Valuations – Many insurers/tenants now require that a detailed reinstatement cost of a building be ascertained prior to granting/obtaining cover. This type of valuation is undertaken with an eye to the Legal framework of the tenant’s occupation.

Schedules of Condition – Schedules of Condition are generally accepted as the best way to protect a tenant’s interests when appended to a lease and most specifically the repairing covenants of the lease. With this level of importance in mind, all Schedules of Condition are prepared with the utmost accuracy to ensure that no confusion as to the historical condition of a property can be made in the lifecycle of the lease.

Asbestos Surveys – Following the introduction of the Control of Asbestos at Work Regulations, it has become the responsibility of the ‘duty holder’ to ensure that there is readily accessible information relating to any asbestos containing materials within a building. BA Property Consultants undertake all types of asbestos survey from a Type One non-sampling survey to a Type Three intrusive survey.

Party Wall Matters– The Party Wall etc. Act 1996 has implied a number of responsibilities on the building owner (the person wishing to carry out work on or near the wall) in England and Wales. The practice has extensive knowledge of both applying and administering the Act for both the building owner and adjoining owner.

DDA Audits – The Disability Discrimination Act 1995 has inferred a great deal of responsibility to building owners and occupiers to ensure that all reasonable attempts to accommodate disabled people are made. During our design work this is obviously taken into consideration at an early stage. However, many clients have aged properties that require alteration to ensure they are compliant which is where our specialist knowledge can prove invaluable in the form of a specific DDA survey or audit.

CDM Regulations – In the ever changing Health & Safety landscape within the construction industry, it is important for all to be fully aware of their roles and responsibilities within a construction project. In light of the recent changes (April 2007) to the Construction (Design and Management) Regulations this is more important than ever. BA Property Consultants are fully qualified to provide this knowledge either as consultant or CDM Co-ordinator.

Construction Monitoring – If you require simple on site monitoring of a project or building works, BA Property Consultants will be happy to assist in any way. This service obviously needs to be tailored to the client’s precise needs and we are happy to discuss your requirements.

Commercial EPC's – From the 6th April 2008 commercial buildings of over 10,000 sq.m. will require an Energy Performance Certificate. From the 1st July 2008 commercial buildings over 2,500 sq.m. will reguire an EPC and from the 1st October 2008 all commercial buildings will require an EPC with public buildings needing a Display Energy Certificate (DEC). The practice is appropriately qualified to undertake any EPC instructions.
